Our office is on Queens Boulevard in Forest Hills, and this is a neighborhood of two quite distinct halves. Along the boulevard and Yellowstone Boulevard stand large pre-war and post-war co-op buildings, many of them substantial, most governed by boards that take their responsibilities seriously — several require a certificate of insurance naming the building, an approved-contractor list and a reserved service elevator before anyone works in an apartment. That's a week of correspondence if it falls to the resident, so we take it on ourselves at no charge. The apartments themselves are generously proportioned by modern standards, often with original parquet, plaster detail and tile that predates the war and deserves a lighter hand than a modern all-purpose cleaner. South of Austin Street the neighborhood changes entirely into the Gardens, which is a different job again. Being based here means we know which buildings need what, and we're minutes from all of it.
